Exterior cleaning in Costa Mesa

Post-war streets and a growing mix of rebuilds

Costa Mesa grew fast after World War II, when many people who had trained at the Santa Ana Army Air Base came back with their families. A lot of what got built then is still standing: ranch homes on the Eastside, in College Park south of Orange Coast College, and around the golf courses in Mesa Verde. Many have since been expanded, rebuilt or joined by a second unit out back.

That mix matters for cleaning. One block might hold a 1950s stucco house, a new modern build with large panes of glass, and a backyard unit with its own roof and windows. The city's southern edge is about a mile from the ocean, so the marine layer settles in on many mornings, keeping shaded stucco damp and leaving a light film on glass.

On the Westside and around South Coast Metro there's also plenty of commercial work: storefronts, walkways, parking areas and office glass. We pressure wash concrete with a surface cleaner, soft wash painted and stucco walls, and clean glass last. For homes, a yearly house wash plus windows every few months keeps things in good shape. We can quote a main house and a back unit together.

“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”

What we see in Costa Mesa

  1. 01

    Two buildings on one lot

Eastside lots often carry a main house and a back unit. We quote and clean both in the same visit, in the same order, so you aren't booking two crews.

  2. 02

Golf course edges in Mesa Verde

Homes backing onto the Mesa Verde courses catch irrigation overspray and turf dust on the course side. Lower windows, screens and walls take most of it.

  3. 03

    Big glass on new builds

Modern rebuilds often have tall panes and wide sliders. We clean them from the ground with water-fed poles and purified water, which dries without leaving spots.

How a full exterior visit runs

Top to bottom.
Windows last, on purpose.

Dirt runs downhill. Wash the roof after the windows and you'll be looking through streaks by dinner. So we work in one order, every time.

  1. 01

    Roof

Soft wash at low pressure, so water never gets pushed under the tiles.

  2. 02

    House

Stucco and siding pre-treated and rinsed. Plants are wet down first.

  3. 03

    Concrete

Driveway, walkways and patio with a surface cleaner for an even finish.

  4. 04

    Gutters

Cleared after the roof runoff, then every downspout is flushed.

  5. 05

    Solar

Purified water and soft brushes, after the dust and debris are down.

  6. 06

    Windows & screens

Last, so the glass stays spotless. Screens go back where they came from.

FAQ

Costa Mesa: questions, answered.

Something else on your mind? Call or text (949) 371-6307.

Do you clean ADUs and back houses?

Yes. We clean the main house and any back unit in the same visit: roof, walls, gutters, concrete and windows. Since the crew and equipment are already there, it's usually more cost-effective than booking each one separately.

Do you work with Costa Mesa businesses?

Yes. We pressure wash storefronts, walkways and parking areas, and clean commercial glass for retail shops, restaurants and offices. We schedule around your business hours so the work doesn't get in the way of customers.

How often should windows be cleaned in Costa Mesa?

Every three to four months suits most homes here. Eastside homes closest to Newport Beach may need it more often, while sheltered windows further inland can go longer. Inside glass usually needs attention less often than the outside.
