Pressure Washing
Hard surfaces get the pressure.
Your driveway is one of the largest surfaces people see from the street. In beach towns it takes a beating: salt air, sand, damp mornings, tire marks and oil from parked cars. Shaded patios and pool decks grow green algae and mildew that turn slick when wet. Left alone, stains settle deeper into the concrete and the whole front of the house looks more tired than it is.
Concrete and hardscape are where pressure belongs. We use a rotary surface cleaner on flat areas, which holds the spray at a steady height and leaves an even finish instead of wand stripes. Edges, steps and corners get a wand at the right setting. Stucco, paint and tile never get high pressure: those surfaces get a soft wash instead.

Know the signs
Signs your concrete is due
Dark oil spots where cars park
- What it means
- Fluid that has soaked into the pores of the concrete.
- What we do
- Pre-treat and wash. Old stains often lighten rather than vanish, and we'll say so upfront.
Green or black film on shaded concrete
- What it means
- Algae and mildew growing where the marine layer keeps the surface damp.
- What we do
- Pre-treatment and a surface cleaner wash, which also makes it less slippery.
Blotchy, uneven color across the driveway
- What it means
- Ground-in dirt, tire marks and salt grime from everyday traffic.
- What we do
- Overlapping surface cleaner passes for an even finish, edge to edge.
Slick walkways or pool deck after watering
- What it means
- Organic buildup that holds water and turns slippery.
- What we do
- A thorough wash of walkways, entries and deck areas.
How we do it
How we clean concrete
A surface cleaner, at the right pressure
Flat concrete gets a rotary surface cleaner: spinning nozzles under a hood that hold the same height and pressure across the whole slab. That is what prevents the stripes a handheld wand leaves. We match pressure to the surface, pre-treat oil and organic growth, and finish with a rinse so loosened grime goes off the concrete, not back onto it.
- 01
Clear and protect
We move what we can, pre-wet plants along the edges, and check for cracks or fragile sections before we start.
- 02
Pre-treat stains
Oil spots, algae and mildew get a pre-treatment so the wash lifts them instead of just rinsing over them.
- 03
Surface clean the flats
Driveways, patios and walkways are cleaned with a surface cleaner in overlapping passes for an even finish.
- 04
Detail edges and steps
Edges, steps, curbs and corners the surface cleaner can't reach are done with a wand at the right setting.
- 05
Rinse it all off
Loosened grime is rinsed off the concrete and away from the house, then the plants get a final rinse.

Pressure Washing: questions, answered.

Can you remove oil stains from my driveway?
Most fresh oil and fluid stains come out with pre-treatment and a proper wash. Stains that have soaked in for years often lighten a lot but may not disappear completely. We'll look at them and tell you what to expect before we start.
Will pressure washing damage my concrete?
Not at the right settings. Concrete and hardscape handle pressure well, and a surface cleaner keeps the pressure even so the finish doesn't end up etched or striped. We check for cracks and loose sections before we start.
What's the difference between pressure washing and soft washing?
Pressure washing uses higher pressure to clean hard surfaces like concrete, walkways and pool decks. Soft washing uses low pressure and a cleaning solution for delicate surfaces like stucco, paint and tile roofs. We use both, matched to each surface.
How often should I pressure wash my driveway?
Once a year is right for most homes. Shaded concrete, pool decks and areas with heavy traffic can need it more often, especially near the coast, where damp mornings help algae grow.
Do you pressure wash commercial properties?
Yes. We clean sidewalks, entryways, parking areas, garages and building exteriors for storefronts, restaurants, offices and apartment complexes. Work is scheduled around your business hours.
