Newport Beach
exterior cleaning.
Newport Beach homes face the harbor, the bay or the open ocean, and some face all three. We wash roofs, stucco and concrete first, then finish with the glass, so the view stays clear when we leave.

Exterior cleaning in Newport Beach
Harbor homes, bluff views and a lot of glass
Newport Harbor shapes most of the city. Balboa Island, Lido Isle and Linda Isle sit right in the bay. The Peninsula has the harbor on one side and the beach on the other, and Corona del Mar looks down on the harbor entrance from the bluffs. Up in Newport Coast the homes are larger, with wide roofs and long runs of glass. Wherever you are, salt and moisture come off the water every day.
On the islands and the Peninsula, lots are narrow and neighbors are close. That changes how we work: we hand-carry equipment through side yards, control overspray near the house next door, and keep the van from blocking a narrow street longer than it has to. On the bluffs and in Newport Coast the issue is height and scale, so we clean upper glass from the ground with water-fed poles.
The Back Bay side, around Dover Shores and Newport Heights, sees more mildew than salt. Mature trees, shade and moisture off Upper Newport Bay keep north walls damp, and gutters fill faster. Across the city we match the method to the surface: soft wash for stucco and tile, pressure for concrete, purified water for solar and glass. Then the windows go last, so they stay clean when we leave.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in Newport Beach
- 01
Close quarters on the islands
Homes on Balboa Island and Lido Isle sit a few feet apart. We control overspray, protect the neighbor's glass and plants, and carry gear by hand where a hose cart won't fit.
- 02
Salt haze on view glass
Bay and ocean-facing windows in Corona del Mar and on the Peninsula film over quickly. We clean the glass, frames and tracks, and reach upper floors from the ground with water-fed poles.
- 03
Bigger homes up the hill
Larger Newport Coast homes mean bigger roofs and more glass. Tile gets a low-pressure soft wash so water isn't forced under it, and we plan the day around the size of the job.

Can you work on Balboa Island homes with almost no side yard?
Usually, yes. Many island homes have little or no side access, so we bring hand-carried equipment and plan the order of work around parking and neighbors. Send a photo of the front and the side access when you ask for a quote.
Do you clean in Corona del Mar and Newport Coast?
Yes, both are part of our Newport Beach service area. Corona del Mar homes tend to have a lot of view glass on tight lots, while Newport Coast homes are bigger, so we quote each one from photos or a walk-through.
How often should harbor-facing windows be cleaned?
For glass that faces the bay or the ocean, every two to three months keeps salt from building into a film that's hard to remove. Sheltered windows can go longer. A maintenance plan puts you on that schedule without you having to remember.
