San Clemente
exterior cleaning.
San Clemente was planned as a Spanish village by the sea, and white walls with red tile roofs still define much of it. Both show dirt fast. We soft wash them gently and finish with the glass.

Exterior cleaning in San Clemente
White walls and red tile, from the pier inland
Ole Hanson founded San Clemente in 1925 as a Spanish-style resort town and wrote deed rules meant to keep red tile roofs and white exteriors. Those rules didn't last, but the look largely did. Southwest San Clemente, south of downtown, holds many of the oldest homes, near the Pier Bowl. Forster Ranch sits along the ridges east of the 5, and Talega is a newer master-planned community further inland.
White stucco is honest: every streak of mildew, every drip line under a window and every splash of runoff shows. Near the water, salt film on glass and marine layer moisture on shaded walls are the main problems. Inland in Talega and Forster Ranch it's more dust, sprinkler spots and solar panels that need regular cleaning. Clay and concrete tile roofs pick up dark streaks over time.
High pressure is the wrong tool for either surface. It can etch old stucco and drive water under tile. We soft wash both at low pressure with a solution matched to the surface, rinse plants before and after, and pressure wash only the concrete. Windows and screens come last, so the glass is the final thing we touch before we pack up.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in San Clemente
- 01
Streaks on white stucco
Mildew, drip lines under windows and runoff stains show clearly on white walls. A soft wash removes them evenly, without pressure marks or etched patches.
- 02
Salt on beach-side glass
Homes near the pier and North Beach get salt film on windows and screens within weeks. We clean glass, frames and tracks and match the schedule to how close you are to the water.
- 03
Association rules in Talega
Talega is a master-planned community with association rules. We work within them, and clean rooftop solar with purified water and soft brushes, never pressure.

Will soft washing damage white stucco?
Not when it's done properly. Soft washing uses low pressure and a cleaning solution, which is much gentler on stucco and paint than a pressure washer, and it removes mildew and streaks evenly. If there's chalking or peeling paint, we'll show you before we start.
Do you serve Talega and Forster Ranch?
Yes. Both sit inland, east of the freeway, so homes there usually need more dust, solar and sprinkler-spot work than homes near the beach. We quote them on what we actually see, not on a beach schedule.
How often should a tile roof be washed in San Clemente?
Every one to two years for homes near the water, where salt and marine layer moisture speed up streaking. Inland roofs can often go longer. We'll look at yours and tell you honestly whether it needs a wash yet.
