Seal Beach
exterior cleaning.
Seal Beach is really two jobs. Old Town and The Hill take salt and sand off the water. College Park East and West, further inland, deal with trees, dust and sprinkler spots. We clean for both.

Exterior cleaning in Seal Beach
Beach blocks by the pier, quiet streets inland
Old Town sits between Pacific Coast Highway and the beach around Main Street and the pier, on narrow lots with homes close together. The Hill, east of PCH, was mostly built between 1957 and 1962 on larger lots, some backing onto Gum Grove Park. Bridgeport sits just south of PCH, within a few blocks of the sand. These are the homes that take the most salt and blowing sand in town.
College Park East and College Park West sit inland near the 405, roughly two miles from the beach. The marine layer still reaches them, but the main problems change: tree litter in gutters, dust on solar panels, and hard-water spots from sprinklers on lower windows and stucco. Surfside Colony, the gated community down by Sunset Beach, is the opposite extreme, with its homes sitting right on the sand.
So we don't sell Seal Beach one schedule. Near the pier, glass and solar usually need attention every two to three months. Inland, a yearly house wash and a gutter clean before the rains is often enough. Either way the order is the same: roof, walls, concrete, gutters, solar, then windows last. We'll tell you what your house actually needs when we quote.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in Seal Beach
- 01
Sand and salt in Old Town
Onshore wind pushes sand into window tracks and salt onto glass and patios. We clean the tracks and sills along with the glass, not just the panes.
- 02
Park-side homes on The Hill
Homes backing onto Gum Grove Park collect leaves, pollen and bird droppings on roofs and in gutters. We hand scoop every gutter run and flush each downspout until it flows.
- 03
Sprinkler spots in College Park
Inland lawns mean sprinklers, and sprinklers leave mineral spots on lower windows and stucco. We remove what can be removed and point out heads that keep hitting the glass.
How a full exterior visit runs
Top to bottom.
Windows last, on purpose.
Dirt runs downhill. Wash the roof after the windows and you'll be looking through streaks by dinner. So we work in one order, every time.
See the full exterior package- 01
Roof
Soft wash at low pressure, so water never gets pushed under the tiles.
- 02
House
Stucco and siding pre-treated and rinsed. Plants are wet down first.
- 03
Concrete
Driveway, walkways and patio with a surface cleaner for an even finish.
- 04
Gutters
Cleared after the roof runoff, then every downspout is flushed.
- 05
Solar
Purified water and soft brushes, after the dust and debris are down.
- 06
Windows & screens
Last, so the glass stays spotless. Screens go back where they came from.

Do you clean homes in College Park East?
Yes. College Park East is a short drive from our Los Alamitos base, and its homes need a different mix than Old Town: more gutter and sprinkler-spot work, less salt. We quote it on that basis instead of applying a beach-house schedule.
Can you work on Old Town's narrow lots?
Yes. Many Old Town homes sit close to their neighbors with little side yard. We carry equipment in by hand when needed, control overspray, and keep street parking in mind on busy weekends near Main Street.
How often should solar panels near the pier be cleaned?
Every six months is a sensible starting point within a few blocks of the beach, where salt and bird droppings build up fastest. Inland in College Park, once a year is often enough. We use purified water and soft brushes, no harsh chemicals.
